Abstract:
At present, the Airbnb rental business is constantly increasing, which is caused competition in the room rental business. This study proposed an alter-native of writing host descriptions for rentals to find hidden topics using Latent Dirichlet Allocation (LDA) as Natural Language Processing (NLP) technique in order to help owners increase their occupancy rate. Airbnb booking data was taken from the website only for Bangkoks Airbnb area, including 17,074 rooms between June 2022 and June 2023. The study found that having a host description resulted in a booking average of over 8.47%, with the top five most effective topics being room function, activity, transportation, facility, and travel, respectively. The hosts description is a choice that owner shows tenant the features of the room they can choose for booking.
