Abstract:
This article is the study of the implementation of Building Information Modeling (BIM) technique in the Schematic design using a case study of a condominium project in Bangkok province which has several limitations in term of space and design regulation. Therefore, it is required some significant information for a decision making in expenses and costs. Therefore, the study employed BIM tool replacing the traditional framework. The results of the study present the benefits from the applying the BIM tool in schematic design phase. First, it reduces the amount of time spent on working, since the prototypes that are available on the BIM tool can be selected to apply and edit one point at a time instead of editing from multiple points dissimilarly to traditional work. Second benefit is having a better understanding between the owner and the designer of the project by using the prototype to communicate and also to share ideas so that reduces the vagueness and all the possible problem afterwards. Another one benefit, it reduces number of workers; because BIM model provides also 2D drawing and the cost in financial accounting information at the same time. The last advantage form BIM is gaining trust and confidence from the owner; it the information that was obtained from BIM tool is accurate and linked to the model.
