Abstract: การวิจัยครั้งนี้มุ่งศึกษา 1) ความรับผิดชอบต่อสังคมของบริษัทอสังหาริมทรัพย์ที่จดทะเบียนในตลาดหลักทรัพย์แห่งประเทศไทย โดยศึกษาจากกิจกรรมด้านความรับผิดชอบต่อสังคมและความรับผิดชอบต่อผู้มีส่วนได้เสีย 2)วิเคราะห์ปัจจัยที่สนับสนุนการดำเนินกิจกรรมของบริษัท 3) เสนอแนะแนวทางการดำเนินกิจกรรมที่สอดคล้องกับการกำกับดูแลกิจการที่ดี กลุ่มเป้าหมายที่เกี่ยวข้อง 2 กลุ่มได้แก่ กลุ่มที่ 1 บริษัทอสังหาริมทรัพย์ที่จดทะเบียนในตลาดหลักทรัพย์แห่งประเทศไทยและได้รับรางวัลจากตลาดหลักทรัพย์แห่งประเทศไทยในปี 2561 จำนวน 3 บริษัทได้แก่ บริษัทพฤกษา โฮลดิ้ง จำกัด (มหาชน) บริษัท เอสซี แอสเสท คอร์ปอเรชั่น จำกัด (มหาชน) และบริษัทอมตะ คอร์ปอเรชัน จำกัด (มหาชน) และกลุ่มที่ 2 กลุ่มผู้บริโภคได้แก่ ผู้ที่พักอาศัยอยู่และผู้ประกอบการในโครงการของทั้ง 3 บริษัท ผลการศึกษาพบว่า 1.ทั้งสามบริษัทนำแนวปฏิบัติของหลักการกำกับดูแลกิจการที่ดีสำหรับบริษัทจดทะเบียน ปี 2560 (Corporate Governance Code 2017) และจัดทำคู่มือจรรยาบรรณธุรกิจ (Code of Conduct for Business Partner)มาปรับใช้ในการดำเนินธุรกิจอย่างมีความรับผิดชอบต่อผู้มีส่วนได้เสียทุกกลุ่ม และมีรูปแบบกิจกรรมความรับผิดชอบต่อสังคมที่ทั้งสามบริษัทนิยมมากที่สุดคือ ข้อปฏิบัติทางธุรกิจเพื่อแสดงความรับผิดชอบต่อสังคม (Socially Responsible Business Practices) ซึ่งเป็นการปฏิบัติเชิงป้องกันและหลีกเลี่ยงปัญหาโดยเฉพาะปัญหาสิ่งแวดล้อมและการอนุรักษ์พลังงาน 2. ปัจจัยที่สนับสนุนการดำเนินกิจกรรมได้แก่ ปัจจัยภายใน เช่น ผู้นำที่มีวิสัยทัศน์และค่านิมองค์กร และปัจจัยภายนอก เช่น แรงกระตุ้นจากภาคประชาสังคม 3. ข้อเสนอแนะ คือ องค์กรควรให้ความสำคัญต่อการประชาสัมพันธ์กิจกรรมและเน้นการมีส่วนร่วมของผู้บริโภคให้มากขึ้น

Abstract: The research focused on the studies about 1) Social responsibility of real estate businesses listed on the stock exchange of Thailand by studying the activities of social responsibility and responsibility to the stakeholders. 2) Analysis of the supporting factors of the company’s activities. 3) Suggestions for activities to be consistent with good corporate governance. Two target groups are as follows. Firstly, three real estate companies which listed on the stock exchange of Thailand and awarded by the Stock Exchange of Thailand in 2018; Pruksa Holding Public Company Limited, SC ASSET Public Limited, and AMATA Corporation Public Company Limited. The second group is the consumer groups in these three real estate companies including residents and business operators. The research was found that : 1. The three companies have well adopted the principle of Corporate Governance Code 2017 and the Code of Conduct for Business Partner to their business activities with responsibility to all stakeholders. Also, there are forms of social responsibility activities that these three companies commonly practice. They are 1) socially responsible business practices which is the practice of problem prevention and avoidance especially environmental issues and energy conservation, 2) business activities supporting factors which are the internal factors such as leaders with vision and corporate values, and the external factors such as the influences from civil society, and lastly 3) Suggestions which means the Organizations shall pay more attention to public relation activities and emphasize consumer participation.
