Abstract:
This research examines types and nature of conflicts occurred in executing real estate development projects using information from a public company. The information is collected from three project phases including 1) Pre-construction, 2) During construction, and 3) Project Close out.The scope ofthis study focused on the conflicts occurred among the project manager and other managers at middle management level including contractor solicitation manager, marketing manager, purchasing manager, budgetary manager, and research-development manager.
A questionnaire survey was conducted to obtain opinions from the project managers working in the two business lines including 1) Townhouse and 2) Single house construction projects.
Statistical analysis has been performed to examine if there is a significant difference in conflicts faced by the project managers. The results ofthis study indicate that there is no
significant difference in conflicts occurred between town-house and single-house projects.The product of probability and impact indicates that project managers are most in conflict with the
budgetary manager. In addition it is also found that the level of conflicts is more intense at the beginning of the project than those towards the end.
