Abstract:
Now, the growth rate of tall building construction in Bangkok and its vicinity is increasing.
The minimum construction cost is mostly concerned from investors. In fact from modern
business strategy, minimum life cycle cost of the buildings should be considered from investors
to achieve client satisfaction. Operation cost and maintenance cost are the major expenditure
included in the life cycle cost. Therefore, it is interesting to investigate the operation and maintenance
cost of the building prior to the construction.
The major objective of this study is to study the operation and maintenance cost of residential
tall building (condominium) in Bangkok and its vicinity. The data is collected from the annual
operation & maintenance cost of the building. The statistical model is used to estimate the operation
& maintenance cost of tall building.
The result indicate that the main cost of the operation & maintenance cost of the building are
Building Manager & Operator Salary, the electricity cost, the securities service expense and
the house keeping service expense that the total of these costs is 72.09 percent of all costs.
And the simplest model for estimate the operation & maintenance cost of tall building are
by X is the building area and by X1 is the Residential area, X2 is the Common area , X3 is Car
park area and X4 is the Building Area
