Abstract:
This research had objectives 1) to study the problems of condominium management and 2) to solve problems in condominium management .The mixed method was used to conduct the research. For quantitative research, survey research was used; and for qualitative research, focus group with corporate managers and condominium directors was used by studying the relationship between personal factors which are classified into six categories: sex, age, education, status, occupation and income. In this research, the population consisted of 308 residents of the HugCondo, Bangsaen, Chonburi. Statistics used in data analysis consisted of descriptive statistics, including frequency, percentage, mean, and standard deviation and inferential statistics which was one-way ANOVA/ F-test statistics. The research findings reveled that personal factors affected the problems in condominium management. Of the 308 respondents, the overall level of problems in condominium management was moderate. For each aspect, the problems were put in descending order as follows finance, building maintenance, general management and personnel. The results of relationship between personal factors and the problems of condominium management by Oneway ANOVA / f-test showed that the personal factors of age and income affected the problems of condominium management. While personal factors in terms of gender, education, status, and occupation did not affect the problems of condominium management. The results of the focus group revealed that the first problem, there was the instability of the Internet connection, fix it by always resetting the internet and maintaining the dispenser. Next, there was such as late payment for condo central fund, fix it by notify the fine rate. For those who are overdue. Then, it was the cars without Hug Condo sticker could be parked in the parking lot, fix it by barrier gate car park system. Finally, it was the personnel lacked knowledge and experiences fix it by send staff to training about condominium management course.
