Abstract:
As sharing the district boundary with Bangkok, Amphoe Muang Nonthaburi has been directly influenced in terms of urban expansion from that city. The increase in population flowing from Bangkok has caused the invasion of urban land uses, especially the residential one, into the area of Amphoe Muang Nonthaburi. Such situation changes the landuse pattern of Nonthaburi and brings about some problems, for examples, the inadequacy of urban utilities and facilities, the community insecurity and the environmental problems as well. The study of residential landuses in Amphoe Muang Nonthaburi is the main purpose of this research. The important task is the investigation to the existing condition of residential zone, the factors influencing its changes, together with an analysis of the residential landuse demand in future. To carry on the purpose, the general situation of Nonthaburi residents as well as the physical aspects of the residential zone have been recorded. The stratified sampling, the field surveys and the analysis of secondary data from the related governmental offices are the adopted method in this research. The result of the study indicates the importance of Amphoe Muang Nonthaburi as the highest-ordered community center in the province. It is the place where the business, commercial, industrial and the other service activities have been located and generated the most income to the province. The east of Amphoe Muang can be indentified and urban area with the high proportion of the residential landuse. This phenomena can be explained with the adjoining boundary to Bangkok and the much convenience in both land and water transport. The overpopulation of Bangkok, especially, in the districts of Dusit, Phaya-Thai, Bangkok-Noi and Phranakorn, including the need for residential areas which cannot been fulfilled in those districts due to the land limitation has formed the push factor for the out-migration from Bangkok. At the same time, the suitability of Amphoe Muang Nonthaburi as the residential zone makes the pull factor to attract such migration. According to the trends derived from the statistical method, the most attractive area for residential development will be at the east of the Amphoe Muang where the residential zone will appear in the form of ribbon development of one kilometer width, along the presidential roads namely : NgarmWongwan, Tiwanon, Bangkok-Nonthaburi, Pibunsongkram, Prachachuen and Saname-bin-Nam. The moderate residential expansion will be on the area next to the first one while the lowest has the tendency to be mostly in the west Nonthaburi. However, the carrying capacity for residences of the eastern side of Amphoe Muang is estimated to be until the year 2090 (2533 B.E.). In additions, the problems in the study area, for examples, the problems of infrastructure and landuses have been reported in the research together with the tentative suggestion for the future improvement. The strong landuse control by law has been advised as well as the increase in essential facilities in the district. The residential development in the pattern of neighbourhood should be more suitable. Finally, the further expansion of the municipal boundary to cover the eastern part of Amphoe Muang has been strongly recommended. With the results of the study as they have been discussed, the thesis is expected to be advantages for the planning of residential areas in Amphoe Muang Nonthaburi in future.
