Abstract:
This research is an analysis of factors affecting investment of unfinished condominiums in Bangkok.The main objective is to survey and collect factors affecting investment. These factors are1) Physical factor 2) Economic factor 3) Financial factor 4) Marketing factor and 5) Law andGovernment Policy factor. A set of questionnaires was developed and used in the interview ofexperts. The data in the questionnaires were analyzed to: 1) create mathematical models used inevaluation of the project investment and significant level of a variety of factors, 2) obtain theopinions on various factors affecting the investment, and 3) obtain the problems and problemsolving guidelines. The research results include the equations presenting relationship between theproject investment and the factors which were used to create the table of the appraisal on unfinishedprojects. It is found that the marketing factor is most influential factor, affects the project investmentfollowed by law and government policy, economic, financial, and physical factors respectively. Theanalysis of factors reveals that physical factors such as safety and project value are also important tothe investment decisions. There is need for standards and inspection from reliable institutions aswell as a guideline for building value appraisal. Factors listed under the economic category includehaircuts and non-granted loans from financial institutions due to bad debts which consequentlybeing listed in the credit bureau. In this regard, certain rules and regulation can be relaxed in orderfor those listed in the credit bureau to be able to borrow the money again. The law and governmentpolicy problems relate to the rigidity of the laws, making the construction unable to operate.This includes the application for the construction permit which has caused difficulties to resume theconstruction phase of the project.
