Abstract:
The objective this study were to study marketing factors for condominiums purchasing decision in Muang District, Chiang Rai Province which is beneficial for real estate entrepreneurs to develop marketing strategies and improve competitive advantage. In this study, there were 100 samples analyzed by descriptive statistics including frequency, percentage, Mean and Standard Deviation. In addition, Comparing between personal factors and factors of marketing mix in condominiums purchasing decision measured in percentage, statistics of T-test, One Way ANOVA and 0.1 Significant with LSD test.
The result of personal factors concluded; mostly condominium purchasers are single female less than 30 years old with the bachelor degree who work as state-enterprise officer getting salary 15,001 to 25,000 baht. Also, they reside in condominium only 1 or 2 occupants. For other factors in condominiums purchasing decision concluded, condominium purchasers is interested in modern studio apartment that room size is about 36-45 square-meters with pricing lower than 2 million baht. Normally, condominium purchasers found condominium information by sales projects outdoor advertising and fact sheet. Condominium purchasers family is their influencer for making decision. The purchasing purpose is to live as residence owner. Promotion factor is sales discount (Discount Pricing) that affects condominiums purchasing decision.
The result of marketing factors in condominiums purchasing decision concluded; product factor is 24-hours security. Pricing factor is properly price concerned about location, projects quality and brand equity. Place factor is project location where is accessible and convenient. Promotion factor is special sale discount. Staff factor (Sales Representative) is very good in one-stop service with correctness, fast and accuracy. Condominium projects physical factor is parking facilities. Operational factor is simple condominiums purchasing reservation and sales process.
