Abstract:
In the 1997 financial crisis, financial liquidity was not good, resulting in non-performance loans, which were mortgages for immovable property. Financial institutions, had to make such properties available for sale or rent to create liquidity. According to the primary data, in 2014 the financial institutions had properties for sale worth more than 95,000 million baht and a quarter of them worth 2,375 million baht were sold. The researcher aims to explore the guidelines for selling those properties by studying behaviors and attitudes, reasons and plans of those who are interested in owning such properties and attended a housing and condominium fair through a questionnaire. There were 395 respondents. It was found that most of the respondents who would like to buy a residential unit are between 20 and 30 years old and have accommodation already but currently live with other people. They earn 30,000 -60,000 baht a month and they can afford a house worth 1 -2 million baht. They prefer a detached house that is near their offices. They have researched these properties for 1 -2 months before attending this event and generally suggest that the financial institutions renovate the properties before selling them. According to an analysis of the relationship between the type of accommodation and other factors, a detached house is the most preferable, followed by a condominium among the respondents that live in a detached house or live with other people, while those living in a townhouse prefer a detached house most, followed by a townhouse and a condominium. They would like to buy accommodation to use as a residential unit. The most preferable property is a detached house, followed by a townhouse and a condominium, while those who would like to buy accommodation for investment purposes tend to prefer a condominium most, followed by a detached house and a townhouse. It can be concluded that the purposes can be divided into two types: living and investment. According to an analysis of the relationship between the purposes of buying these properties, those who earn 30,000-60,000 baht would like to buy a property for living while those who earn 61,000 500,000 baht would buy for investment. Those who earn more would like to buy a property for investment but those who earn less would like to buy a property for living. Those who earn 110,000-300,000 baht are interested in a property worth 2-3 million baht while those who earn more than 500,000 baht are interested in a property worth more than 4 million baht. It can be concluded that those who would like to buy a property can earn enough to afford it. Some have already had their own residence but would like to relocate to a detached house that is close to their office. Most of them have researched the properties on sale for 1-2 months before attending the event but they want the property to be renovated and it is offered on the market. About 43% of the respondents would like to buy a property for investment.
