Abstract:
Building system maintenance is necessary for the operations of a shopping center because the building system is used daily. Without proper and complete maintenance at set intervals, shopping center operations may be adversely affected. This could also push operation costs higher than they should be. This research was conducted of a team of engineers working at shopping centers to identify the teams approaches to work and how they relate to the centers operations. Research methods included survey, data collection, and interviews of those involved with maintenance work. A case study was conducted of four shopping centers with building system maintenance as the conceptual framework. The research results revealed that the building systems classify as 3 main systems such as electrical system, sanitary and fire fighting system and HVAC system. Electrical system consists RMU is SF6, Transformer is dry type, Elevator is traction machine type, sanitary and fire fighting system consists centrifugal type pump, The building systems operation able to classify operation time as 4 types, namely, 1)start before shopping center open 2) start with opening of shopping center 3)start during shopping center business hours 4)run system 24 hrs. By the central air conditioner system is started the chiller each set as actual load, on weekday will start earlier than weekend for office area. After shopping center opened and configure set point of the cold waters temperature control the temperature in comfort zone. Cap Bank is configure to control the highest demand for energy saving The characteristics of technician organizing found that 2 models, the first model is delegated according to sort of work and the second model is delegated according to type of building systems. The scheduling of working hour, need the technician to standby 24 hours and plan to overlap working shift for job handling during the day, Before opening the shopping center, technician work is run start the machine, after opened will check monitoring and record the machine working until shopping center is closed, work involves maintenance the system. Based on the research results, the characteristics of the shopping centers building systems are similar is classified as 3 main systems, The usage of the building systems that are related to business operations are as follows: the machines operation time, working shift is organized providing 24 hours technician, and related to shopping center business hours, aim to available serve and support the business of shopping center.
