Abstract:
Office Facility Management section is one of important sections that support business
driving of company. It plays a key role of buildings availability including systems service and
maintenance. This study proposed an approach of preventive maintenance for split type air
conditioner in office building. It is found that the case study office building has high maintenance
cost. In addition, the previous database management was a time-consuming process to retrieve air
conditioners profile as well as to do summary reports of expenses or maintenance records.
Therefore, this study applied the principle of Preventive Maintenance (PM) together with
maintenance knowledge of air conditioner system. to manage maintenance system for split type
air conditioner in the case study. Microsoft Access is exploited to develop a Database
Management System (DBMS). The results of DBMS implementation show that the system can
reduce mistakes of data retrieving and also processing time of doing summary reports by 84.5%.
The system creates automatically a PM plan, in calendar and tabular view, for service and
maintenance department. It provides summary reports in different views e.g. summary expense
reports and maintenance reports customized by customers, department, working area, air
conditioner model, or time period. Furthermore, using the DBMS also reduces document cost and
storage area as well.
