Abstract:
The objectives of this study were to study the development of Rojana Industrial Park and the surrounding areas and the impact of Rojana Industrial Park which has caused physical changes around Rojana Industrial Park area and to propose guidelines to develop Rojana Industrial Park and surrounding to support the development of industry in the future. The methodology of this study was collecting data from document, analyzing from digital map and aerial photos , physical survey and using questionnaire by sampling 400 samples which divided into 3 groups; 200 residents in this area,170 industrial workers and 30 entrepreneurs in Rojana Industrial Park. This study found out that population growth rate of the study areas include Tambon (Sub-district) Khlong Suan Phlu, Tambon Phai Ling and Tambon Thanu were high. According to Highway No.309 has passed this area, this road was the main factor affecting the study areas expansion with were mainly agricultural areas before 1988. From the decentralized policy has affected the industrial expand to Ayutthaya Province, Rojana Industrial Park has established in Tambon Khan Ham to meet with government policy and urban growth. During 1988-1998 (phase 1-4) was the initial phase of Rojana Industrial Park which covered areas 2,705 rai and there were 129 factories and 74,556 workers here. The workers have used utility and facility in Tambon Khlong Suan Phlu Tambon Phai Ling and Tambon Thanu that have affected fully land uses in commercial and residential expanding to the east stretch to Highway No.32 (Asia Route). Later during 1998-2002(phase 5-6) the project area was expanded to 11,135 rai and had 223 factories and 98,462 workers, so it affected community development grew around Rojana Industrial Park. The expansion of Rojana Industrial Park has been the momentum of urban growth along Highway No.309 which impact to change in land use and increase a numbers of buildings. The 4 storeys commercial buildings increase along the road. Most of them provide daily goods and entertainment. And also many high rise residential buildings such as dormitories and apartments increase to support Rojana Industrial Park labors. Rojana Industrial Park has been successes so there is Rojana2 (phase 7) at Tambon Ban Chang, located along the west side Highway No.3056 (the way to Wang Noi) which will likely cause urban growth in the future. So it should have areas development guidelines to cope with urban growth. The recommendation of this study to develop these areas are locating promotion area and land use and building density control such as FAR , BCR and OSR which appropriate with industrial development to prevent congestion and appropriate open space in these areas. These measures will reduce congestion and increase safety residence. Moreover , there should be specific plan to support the increasing a numbers of industrial workers to prevent the growth of the haphazard land use and able to control the growth of these areas properly.
