Abstract: การศึกษาความเป็นไปได้ในการลงทุนโครงการก่อสร้าง ศูนย์บำรุงรักษาและเก็บตู้สินค้า กรณีศึกษา : ท่าเรือแหลมฉบัง จังหวัดชลบุรี โดยมีวัตถุประสงค์เพื่อการประเมินความคุ้มค่าในการลงทุนโครงการก่อสร้างศูนย์บำรุงรักษาและเก็บตู้สินค้า ภายในบริเวณท่าเรือแหลมฉบังและเพื่อศึกษารูปแบบการให้บริการและแนวทางที่เหมาะสมในการดำเนินงานเกี่ยวกับโครงการนี้ โดยการวิเคราะห์ข้อมูลทางกายภาพและเทคนิคควบคู่กับการวิเคราะห์ด้านการเงิน โดยศึกษามูลค่าปัจจุบันสุทธิ (Net Present Value : NPV) อัตราส่วนผลประโยชน์ต่อต้นทุน (Benefit-Cost Ratio : BCR) อัตราผลตอบแทนภายในของโครงการ (Financial Internal Rate of Return : IRR) และการทดสอบความอ่อนไหวของโครงการ (Sensitivity Test) ซึ่งมีการเก็บรวบรวมข้อมูลต่างๆ ทางด้านปัจจัยที่มีผลต่อการเลือกใช้บริการของศูนย์บำรุงรักษาและเก็บตู้สินค้าผลการวิจัยพบว่า ต้นทุน เวลา และความปลอดภัยเป็นปัจจัยหลักที่สำคัญในการเลือกใช้บริการศูนย์บำรุงรักษาและเก็บตู้สินค้าซึ่งจากการศึกษาความเป็นไปได้ของโครงการนี้สรุปไก้ว่ามีความเป็นไปได้ในการลงทุนก่อสร้างศูนย์บำรุงรักษาและเก็บตู้สินค้า ซึ่งมีอัตราผลตอบแทนการลงทุนประมาณร้อยละ 20.66 โดยมีระยะเวลาคืนทุนประมาณ 7.5 และมีมูลค่าปัจจุบันสุทธิประมาณ 7.002 พันล้านบาท ซึ่งชี้ได้ว่า เป็นการลงทุนที่คุ้มค่าเป็นอย่างมาก

Abstract: The feasibility study was on investment of the construction project, for container care and empty container storage servives : A case study of Laem Chabang port, Chonburi province. It aimed to assess the worthiness on investment of the construction project for container care within Leam Chabang Port area, and to study the patterns of services and suitable guidelines for proceeding this project by analyzing physical and technical information together with financial data. The financial analysis included Net Present Value (NPV), Benefit-Cost Ratio (BCR), Internal Rate of Return (IRR), and Sensitivity test. In addtion, a survey interview was conducted to explore the factors affecting the selection of the container care services.The results revealed that cost, time and safety were the main factors in choosing the container care and empty container services. From the feasibility study, this project showed the financial internal rate of return 20.66% with 7 years pay back period and net present value 7,002 billion Baht, which indicated the potential of investment.
