Abstract:
The purposes of this research were to study the customer behaviour and factors affecting the customers in choosing the Home Mortgage Loan Services Bank of Ayudhya Company Limited, and to propose some suggestions for improvement. The study employed both qualitative and quantitative research designs.
Regarding the qualitative research, the sample of subjects consisted of two bank officers in the Home Mortgage Loan Department Bank of Ayudhya Company Limited, and five owners of housing projects in the Thalang district. It was found that the most important factor was the policy and objective of the bank. Most customers made their decision based on the advice of their family and spouse. The single house and commercial house are used as the guarantee for their loan. The reason for choosing the service from Bank of Ayudhya Company Limited was convenient to travel. The period of loan approval should be between two to three weeks. Most customers received the information about this service from the brochures.
In terms of quantitative research, the sample consisted of 68 bank customers who are using the Home Mortgage Loan service. Questionnaires were used to collect data for this study. The data was then analyzed and shown as frequency, percentages, S.D., Chi square and One way ANOWA analysis. It was revealed that most of the respondents were male, aged 31-40. They were married and university graduates. Most of them have their own business and their average income was more than 45,000 baht per month. Regarding the marketing mix factors, it was found that all of the factors had a high level of importance for the decision by the customer to use the Home Mortgage Loan service. The most important product factor was the amount of loan was appropriate with the guarantee. The price factor was found to be a reasonable interest rate. The most important location factor was found to be near their houses and offices, and adequate parking space. The most important promotion factor was found to be the good reputation of the bank, and advice from the other customers. The most important personnel factor was found to be reliability and honesty, good services, and experience. The most important process factor was found to be the simple steps in applying for the loan approval, and a short period of getting approval. The most important physical factor was found to be cleanliness and a nice working atmosphere.
The results of this research will be beneficial to the Bank of Ayudhya Company Limited in Thalang district to improve their services in getting to know the needs of their customers as follows: Product factor: the bank should provide various types of services based on the needs of the customers. Price factors: the bank should maintain the interest rates and fees to satisfy the customers. Location factor: the bank should be located in the town center and provide enough space for parking. Promotion factor: the bank should increase the numbers of brochures and distribute them to more customers . Personnel factor: the bank should train their bank staff to assist the customers more efficiently. Process factor: The bank should decrease the number of steps in applying for the loan. Physical factor: the bank should improve the atmosphere of the place to be more impressive for the customers.
