Abstract:
To investigate the rate at which land for housing development prices were changing by taking into consideration factors such as utility systems and transportation system. The study also analyzes the situations in the property business that affected the price of land during the years 1987-1997. Certain areas in Huamark subdistrict in Bangkapi district in Bangkok were used as case study sites as Bangkapi district has the highest number of residence registration in the area during the years 1987-1997. The author then studied the land prices in the area, both the price evaluated by the public sector/government agency, and the market price during that period. Physical changes affecting the change of land prices are also taken into consideration. The study found that the average land for housing development prices in the area underwent some changes from 1987-1997. In terms of the price evaluated by the government agency, the land prices went up 483.76% from year 1987-1997 while the market price showed an increase of 256.46% from year 1987-1997. Considering the factors relating to the change in price of land for housing development, most utility were sufficiently provided by the public sector, except for the transportation system, which was adequately provided, but the improvement was done after the economic expansion and settlement of people in the area. Thus, it can be said that the change of land for housing development price resulted from the physical changes that stimulate needs for a place to live or the need to improve the place where one lived. The result from the study may be guidelines for use in considering the price of land for housing development in the future. The prices could either go up or down depending on the ever-changing economy or the physical changes of the land in the area itself. Moreover, the result may be used as guideline in studying the changes of price of land for housing development in the future.
