Abstract:
This study aims to analyze the risk factors and risk responses of the property developer companies in Bangkok Metropolitan
Region. The secondary data were obtained from annual reports distributed by Stock Exchange of Thailand (SET).
The risk analysis was categorized into three groups, strategy, finance, and operation. According to the analyzed data,
the highest risk factor was the one caused by the increase in competition of the housing markets, which may be responded
to by selecting convenient locations, i.e. close to various public transportations, by initiating effective sales
promotions, and by keeping the construction cost low. The second-ranked risk was the more restricted credits from
commercial banks, which may be responded to by cooperating with monetary institutes to determine the credit management
and by cooperating with certain commercial banks to provide special deals for customers buying a house with the company.
The third-ranked risk was the fluctuation of the construction material prices, which may be responded to by negotiating
and fixing the prices in advance with construction material suppliers.
