Abstract:
This study focused on the facility management of building system with an emphasis on the Package Water Cooled Air Conditioning System management. Generally, these AC systems are widely used in many large buildings. Due to a large number of air-conditioning units in each building, maintenance problems were the most encountered. Without proper maintenanceschedule planning, AC problems would occur and effect building users directly. The maintenance management is therefore a crucial means to avoid unnecessary operation and maintenance costs. This research is hence carried out to study the management and administration of air-conditioning system maintenance of large buildings in Bangkok. Data from 11 buildings where the Package Water Cool Air Conditioning System is equipped were used in this study. The research is divided into two phases: 1.) the study of the current air-conditioning system maintenance management and, 2.) the survey to acquire correlation in the air-conditioner maintenance process. This maintenance priority survey, carried out to serve as information for priority setting in the maintenance of those several air-conditioning units in a building, is subject to four indicating factors; air-conditioner efficiency, maintenance cost, impacts to users, and maintaining difficulty level. Details of the survey outcome are further described in this research.
