The Application of land readjustment technique for developing land of Crown Property Bureau : a case study of Klong Plubpla, Rama IX road, Bangkok metropolis area
Abstract:
The objective of the study was to study the feasibility of introducing land readjustment concept to land use planning in urban area by case study which was urban area in Bangkok Metropolis. In addition, it attempts to give some suggestions for the others studying and land readjustment project that will be take place in the future. The results from the study found that it was highly feasibility to use land readjustment technique in the study area because it was suitable and the people in this area understand it, but for the other urban areas, it must be improved the essential factors which was very important for the accomplishment of land readjustment. Those factors were (1) The structure of law, (2) The collaboration between government and private sectors concerning the land readjustment matter, (3) The cooperation and acception of the people and (4) The budget for implementation. The suggestions for the furture studying and land readjustment project such as in the suburb area, low income residential area, ect. beside of this, a well-preperation for a personnel resources must be include, the town planning and Developing Agencis's staff, Publicity and the land-lords, ect.
