Abstract:
The objectives of this research is to study results and problems from physical development under the existing control measures, to analyze the physical element and the regulations, and to propose guidelines for physical control in the conservation areas of Chiang Mai old city. Physical control which regulates the architecture style and height of buildings in the conservation areas of Chiang Mai old city today is under the Chiang Mai municipal law,1998. This main regulation of building construction has not efficiently encouraged physical development of the area. In this study, physical characteristics were identified by the style, height, roof shape, materials, and colors of buildings, in order to find the criteria and identify the issues relating the existing control. The result of the study found that physical characteristics of buildings were in different modern architectural styles. Many buildings had their locations and heights that block the view of ancient monuments, religious, and old buildings. Besides this, physical conditions lacked of harmonious material using, and outside-colors of buildings. As the whole, the physical development conditions did not encourage characteristic of old city areas and on architectural heritages of the city. From physical development and the result of the study, it should have some additional issues about physical controls in the municipal law. Besides this, it could be controlled by enforcing with controls in urban planning that including special elements or details of zoning ordinance by declaring as ministerial regulation about physical control within the conservation areas of Chiang Mai old city.
