Decision-making guidelines for buying townhouses from the professional auctioneer group of the Legal Execution Department for those with a pre-owned housing real estate business
Abstract:
People want to have their own house but there are limited housing development projects in some areas and gradually decreasing in number. This affects to the sharp sale price of the housing development projects in downtown or places where convenient forms of transportation, such as the BTS, exist. The well-established areas with public utilities and amenities are also attractive to those looking for new house. So, many prospective purchasers decided to buy a previously-owned houses instead of newly constructed houses. There are four main buying channels for pre-owned houses through, 1)the original owners, 2)an agency, 3)the financial institutes, and 4)an auction at the Legal Execution Department. Each channel has its own strengths and weaknesses. Pre-owned houses constitute the largest proportion, with its advantages of low-pricing and being available in large numbers but it is not yet popular. People think buying this type of houses involves complex steps and complicated procedures. And there is a particular group of people who trade previously-owned houses which they purchase at the Legal Execution Department auctions and then renovate them before put them on sale. The purpose of this research was to study, using interviews as a research tool, the factors and procedures that need to considerate in the pre-owned townhouse real estate business. It begins with the steps that involved in the selection of a townhouse for purchase. The main focus of this study is on Townhouses with a mid-range price for any domestic residences. The research results revealed that the pre-owned housing real estate business should follow three steps during the tender process. First, they need to collect data about the location, the principal structure, the local selling prices, and the environment, through a residency survey before submitting the actual tender. Second, they need to prepare the required documents and a suitable guarantee as determined by the Legal Execution Department, and participate the auction. Third, they need to sign the contract, apply for an extension of the payment period. And after the deadline for the last payment. They have to transfer the title, pay taxes and fees. Then renovate the house so it is ready to move in. My recommendations based on this research are as follows. The Legal Execution Department should establish a government monitoring unit operated by architects and engineers with the goal of certifying the quality of renovated properties, thus providing an independent guarantee of the work done and raising the confidence for buyers. Moreover, the Legal Execution Department should educate people on the evaluation of the price on account of the condition and location of the site. This would make the public have more interested in its properties, thus leading to an increase in successful auctions.
