Abstract:
Relocations and Housing in each country differ: for example in Western societies residence relocations vary according to characteristics of the family. Small size families living alone or just a couple live in apartments or condominiums. As the number of family members increase the demand for large sized accommodation as well as detached houses which is different from Eastern society. For example, Thais would rather to stay close to their hometown or their parents due to the reliance on the family system. Researcher basically studied the secondhand home market in Thailand and found that the detached house is the product that most sells out in the secondhand home market, therefore, the researcher takes an interest in the variation of detached-home relocation by focusing on a case study of and over 4 million baht detached house by the Land and House Public Company Limited. The objective is to ascertain the reason of moving house, the new residence trading and the reason behind selecting a new place of residence to further identify the tendencies and the subsequent change in society.Concerning the finding behind moving house, 52% were because of physical problems and transportation in response to demands to move into a bigger detached house for the wider space needed for an extended family. Families asking for smaller sized home for no more than three members typically related to economic limitations including divorce and the higher costs of children due to detached house and condominium cut half of the prices. Next, transportation problems caused by poverty and worse traffic jams meant 50% of the sample spent more than 1 hour commuting which effected children of studying age, and so their parents moved them closer to the city but still near the previous location. Less move far away. Still, detached home was the most popularly selected type. In addition, prices of the new residences chosen were close to previous homes or higher at around 6-9.99 million baht. According to the result, 80% of those relocating to detached houses were of age stage 3-4. which is the working age with a baby and not educated beyond high school. Besides, 35% of the sample moved closer to their parents or primary hometown. Most did not move over 5 km transport to the new residence, and single families demanded the most convenience sociality, especially, child care. Furthermore, it was found that some who preferred residences on larger areas, were mainly big size families with their elderly who required over 250 sqm. in area. For those wanting smaller sized residences, they were not over 40 years old with no more than three family members and sought detached homes of between 150-250 sqm. And priced between 4-6 million baht or a condominium priced between 2-3 million baht as their incomes were less than 150,000 baht and they had more responsibilities for their children
