Abstract:
Modestly cost flats are generally found in Bangkok, they are very popular to low income people. However, the limited space in such modest cost units has caused problems in terms of space utilization including the division of the available space for various functions. This research aims to study the problems in utilizing the space in the units, the patterns of unit planning, and the changes in the pattern of space utilization in the unit. The research provides data and recommendations for the benefit of future design of flats and condominiums. The study found that , 58% of the units have been sub-let and 34% are occupied by the original owners. Another five percent of the units go to those people who are accommodated in the units as part of the welfare benefits they are entitled to. The average length of accommodation is about two to three years. Regarding to the relationship of the people in a unit, 45.5% roommates, and 22.5% are families. Most of the units accommodate two people in each (54.25%), followed by those with three people (32.5%) and with four people (13.25%). As for space utilization in the units and the floor plan, the research reveals that out of the total functional area of 32 square meters, the space has been divided into parts for various uses as follows: a multi-purpose area in the front part and central part of the unit about 8.50-10.00 sq.m., a living area in the central and the back part of the unit about 7.00-8.50 sq.m., a laundry and kitchen area in the balcony area about 3.00 sq.m. and circulation area in the unit about 5.50-7.50 sq.m. It found that furniture is need to divide the space. Most furniture is set up against the wall, and knock-down type, which can be easily and conveniently packed up. The study of space utilization behavior reveals that the limited space has prompted modifications in people{174}s behavior in using the different areas. To maximize the use of space, they may change or add to the tools and equipment required. Sometimes a certain area may have to serve double purposes. In addition, some space may not fit the purpose. For example, the balcony may not have the eaves or much space to hang clothes to dry, or the water system may not reach the balcony. In this way, it is difficult to do laundry or hang dry clothes on the balcony. As a result, modifications have been made to the area with the purpose of making the particular area usable as needed and to make use of the space to the maximum.
